For more than 25 years, Stuart S. Ball has been practicing real estate law, giving efficient and practical representation to those involved in commercial real estate transactions. Mr. Ball is the co-chairman of the real estate department and a partner at Westerman Ball Ederer Miller & Sharfstein, LLP, located in Uniondale, New York. Stuart is well known in the retail real estate industry for his successful representation of retail and restaurant companies leasing, acquiring and disposing of sites and for his representation of developers, owners and managers in connection with their acquisition, sale, financing, joint-venturing and leasing of shopping centers, office buildings, apartment buildings and other commercial properties. Stuart has extensive experience drafting and negotiating leases for retail, restaurant and office tenants and regularly represents landlords in leases with big box stores, supermarkets, drugstores, banks, health clubs, gas stations, restaurants and other companies. His wide-ranging experience, ability to negotiate persuasively and practical approach to resolving issues enable Stuart to close difficult transactions efficiently and successfully.  Stuart earned his law degree from Hofstra University School of Law in 1984 where he served as Articles Editor of the Property Investment Journal. He received his Bachelor of Arts degree, cum laude, from Boston University in 1981. Stuart is a member of the Commercial Leasing Committee of the New York State Bar Association, Real Property Law Section, International Council of Shopping Centers, The Retail Network and Long Island Real Estate Group.  Stuart has been a featured speaker of the Real Estate Board of New York, Store Leasing Committee.  He is a member of the Board of Directors of Holocaust Memorial & Tolerance Center of Nassau County and a member of the Board of Trustees and Co-Chairman of the Legal Committee of Old Westbury Hebrew Congregation and is active in other charitable and civic organizations.

  • Stuart Ball was the honoree of the 2010 Golf Outing and was named to the Board of Directors of Holocaust Memorial and Tolerance Center of Nassau County; Stuart Ball was listed in Who's Who in Commercial Real Estate Law as published in Long Island Business News in its December 24-30, 2010 edition; Long Island Business News selected Stuart Ball as among the "Top 50 Around 50" Business Leaders on Long Island. An event for the honorees was held on September 24, 2009. Stuart Ball represented Blumenfeld Development Group in connection with the redevelopment of the Sports Plus facility in Lake Grove, New York, including lease transactions with Whole Foods Market, L.A. Fitness, Jared Jewelers and Petco. This project was awarded the "Top Commercial Redevelopment Project" by Long Island Business News among its 2009 Real Estate Awards for Deals of the Year. Stuart Ball represented Deer Park Enterprise LLC in connection with a lease transaction with The Neiman Marcus Group, Inc. for premises located at The Arches Tanger Outlet Center in Deer Park, New York. This lease transaction was awarded as the "Top Retail Lease" by Long Island Business News among its 2008 Real Estate Awards for Deals of the Year. This lease transaction brought the first Neiman Marcus retail store to Long Island.

  • Stuart Ball was the co-honoree of the 2011 Annual Spring Gala of Old Westbury Hebrew Congregation. Stuart has provided pro bono legal services to OWHC for many years and handled all of the legal work in connection with the successful workout and modification of OWHC's mortgage loan.

Transactions:

  • Stuart Ball represented Sugar and Plumm and American BBQ and Beer Comany, who, as reported in the Wall Street Journal and Crains New York Business on December 5, 2011, entered into a lease for approximately 11,000 square feet in Downtown Brooklyn. Stuart Ball represented Eastern Mountain Sports who, as reported in the business section of the New York Post on January 25, 2011 entered into a lease for a nearly 13,000 square foot duplex retail space in the Laureate condominium on the southeast corner of Broadway and West 76th Street. Stuart Ball represented Blumenfeld Development Group, LTD who, as reported in Newsday on September 7, 2010 entered into a lease for an approximate 150,000 square foot facility with Minnesota-based Life Time Fitness, one of the largest fitness companies in the country. This was Life Time Fitness' first facility in New York State and is located in Syosset, on about 9 acres off Robbins Lane just north of the Long Island Expressway.
